EPR’s innovative designs for this exciting sustainability-led development create a future-facing workspace solution nestled on the border of Manchester’s Spinningfields and St John’s districts.

Our proposals meet the needs of a modern and progressive work culture, offering an alternative to the corporate offices of yesteryear, whilst delivering a building that positively impacts Manchester’s thriving community.

Targeting net zero carbon, BREEAM Excellent and NABERS 5.5-star credentials, the 200,000 sq ft office scheme will comprise high-quality, flexible workspace across sixteen storeys. Co-working and breakout spaces have been designed to foster collaboration and innovation whilst a roof pavilion, which opens out onto a landscaped garden terrace, will provide unparalleled views across the city. Exemplary cycle and end-of-trip facilities will also be available for occupiers.

The architecture is expressive and contextually driven, responding to the site's rich industrial heritage and local emerging developments. The façade detailing, window proportions and material selection are inspired by the characterful identity of Manchester’s St John’s neighbourhood, firmly rooting the striking blue structure within its surroundings.

EPR's architectural proposals also significantly enhance the public realm, with a set-back building line creating a generous and active ground-floor pedestrian area that seamlessly integrates the new structure into the existing streetscape.

Once operational, Colloco has the capacity to create approximately 1,400 new jobs.
